West Bend is a well-established, well-known integrated vineyard/winery and now also craft brewery located in the heart of the thriving Winston-Salem, NC metropolitan area. This dynamic market area has a population of about 662,000 people with high median incomes, a robust and growing job market, and folks with discretionary income that are ready to spend on quality wine and craft brews—especially in a setting as special as West Bend.
The first vineyard blocks were established in 1972 at West Bend, making it one of the very oldest operating vineyards and wineries in North Carolina. It is part of the renowned Yadkin Valley AVA. Over the last 2 years, the current owners have created a virtual “Renaissance” at West Bend with major capital additions to structures and equipment—that support not only the winery elements, but also support the new craft brewery enterprise which is also on-site. And their efforts have accordingly been recognized by none other than Wine Enthusiast magazine which named West Bend as one of the “Wineries to Watch” in North Carolina (March 2018 edition).
Part of this “Renaissance” has been the very robust and varied events calendar at West Bend—usually 2 or 3 events each week with music, food or special themes which has driven increasing sales, name recognition, wine club membership, and great buzz through social media and word-of-mouth in the area. On-line ratings are very high for West Bend— within the 5-star rating system, their ratings stand at 4.8 on Facebook, 4.4 on Google reviews, 4 on YELP! and 4 on TripAdvisor, along with many positive and thoughtful remarks across all these sites.
The real centerpiece of the West Bend enterprise is the approximate 10,000 square foot new winery/brewery and tasting room building—which is architecturally very appealing and built with much attention to detail in the fits and finishes in the 2,000 square foot tasting room to the superior physical plant construction and electrical arrangements that support all aspects of winery operations and craft brewery operations.
Wine production capability at West Bend is massive, with 10,000 cases annually possible in the new winery, and about 9,000 cases annually possible in the old winery. Craft brewery production potential is about 50 barrels per month, or 600 per year. Winery and brewery production equipment is extensive, of high quality, and in nearly new condition.
The overall offering includes 40+ acres with about 15 acres under vine. The European vinifera consists of Chardonnay, Merlot, and Riesling, and the vinifera hybrids consist of Chambourcin, and Vidal Blanc.
Another jewel of this offering is the historic 1850 log cabin home which has been restored and renovated to operate as an up-scale restaurant with indoor table seating capacity of 40 persons or up to 150 persons for tastings or cocktail receptions. Indoors, there is a main seating area, augmented by 2 more private areas for gatherings. There is also extensive outdoor decking directly off of the main restaurant area with wonderful vineyard views. And, just to the rear of the log cabin, is a naturally formed partial bowl area that, with minimal effort, could easily be utilized as a sort of outdoor amphitheater for musical entertainment and similar events.
Just above the log cabin restaurant site, there is a lovely, 3 story,2,200 square foot home with 4 bedrooms, 3 baths, all wood floors, LP gas-top cooking range, and with a finished basement, complemented by fantastic vineyard views from the spacious deck area.
Near the main winery/brewery site is a very nicely appointed 2 bedroom, one bath cottage with kitchenette, lounge, washer and dryer and controlled climate storage area underneath. This cottage has been utilized as an on-site rental accommodation for West Bend guests who may choose to stay overnight for one or more days, especially in connection with special events, such as weddings.
And, regarding special events, there is also a stand-alone Morton building currently used for storage that could be converted to a special events pavilion to accommodate larger indoor special events.
On the acreage just above the log cabin restaurant site, and hidden from public view, there are two new (2016) Morton buildings—a large 72×36 horse barn structure with 5 24×12 stalls, a wash rack, and a tack room; the other building is a very spacious 48×72 barn/workshop with a concrete floor, 2 RV hook-ups inside, and other shop amenities. These structures are complemented by a very serviceable hay, straw, and tractor barn.
West Bend is being offered virtually turn-key, with very extensive and nearly new vineyard/winery/brewery production equipment—as well as all the furnishings, fixtures and equipment necessary to operate the many aspects of the overall enterprise.
The tasting room attracts about 75,000 visitors per year and top-line revenues are growing robustly. Certain one-day events have drawn about 2,500 attendees, thus creating many return visitors for the ongoing tasting room operation.
